Ocean City bus stop is located on corner of property. The bus will allow you to ride off and on all day for $3
*YOU AS A GUEST AGREE TO THE FOLLOWING:
1. CHECK-IN time is after 3 PM EST and CHECK-OUT time is 10 AM EST. Failing to vacate the unit by 10 AM will result in a $250 late departure fee charged against your deposit. All personal items must be removed from the unit and the unit must be left in clean and tidy condition, if not it will be assumed that the tenant has not vacated the unit and additional day’s rent will be charged at the appropriate short-term rental rate per day.
2. This is a NON-SMOKING unit. No smoking of any kind (Including vapes and e-cigarettes') is allowed inside the unit by tenants or guests. Care should be taken when smoking on the balcony not to have smoke blow back into the unit. If the unit is found to have a lingering smoke smell a $500 remedial cleaning fee will be assessed to pay for remediation.
3. Guests are not allowed to have pets in the unit at any time.
4. DAMAGE/RESERVATION DEPOSIT: A damage/reservation deposit of is required.
5. NO PETS: ESA's are not allowed. You can and will be asked to leave by either the property manager, owner or law enforcement if false information has been given. NO refund of any money. You will also be subjected to fines starting at $400.00 per HOA and excessive cleaning fee starting at $250.00 and up
6. INSPECT UNIT: You're at the beach! Our cleaners take great pride in their work and you may see, or feel sand. This does not mean that the unit was not cleaned! Sand gets in the crevasses and can be very difficult to remove, even with a vacuum. If the property manager does not hear from the renter by 8pm EST, on the evening of arrival, it will be assumed that the unit is acceptable to the renter and in good condition. If a guest has a cleaning or maintenance issue, they will give the property manager the opportunity to correct the issue in a reasonable amount of time during normal business hours. No compensation will be provided for issues where reasonable efforts have been made to correct the problem, where the guest fails to report the problem in a timely fashion, or where the guest refuses to allow the property manager to correct the problem.
7. A $45.00 charge if TV or HVAC remote is lost. *DISRUPTIVE BEHAVIOR: Any reports of disruptive behavior, loud music, any open flames, slamming of doors/cabinets, smoking, throwing things off the balcony, spitting off the balcony, disorderly conduct, can and will result in eviction by the resort's security, law enforcement and/or eviction by the owner with NO refund of paid rent. Please be respectful of the resort and other guests. Fines by the HOA varies for each occurrence and it will be the responsibility of the guest to pay these fines.
8. SAFETY & PARKING: Please park in your respective labeled parking spot. Each unit is allowed 1 vehicle at no additional charge. Please park within the lines to avoid towing. We are not responsible for and charges for your vehicle. Lock vehicle and hide all belongings. Owner/property manager is NOT responsible for theft, damage to vehicle, towing charges or unpaid parking. No golf carts, trailers, boats, RV's, campers are allowed in parking lot. Vehicles over 7' high are ok as there is no covered parking. Motorcycles are welcomed.
The deposit is NOT applied toward rent; however, it is fully refundable within (30) days of departure less any additional items consumed during stay and provided the following provisions are met:
1. No damage is done to unit or its contents, beyond normal wear and tear. Any item that has been broken, misused, damage to furniture or walls, including linens, pillows, bedspreads, towels, that has been stained beyond attempted washes, or ripped, will result in a charge to replace item/items, and/or repair. When booking, you as the guest agree to these terms.
2. No additional "snack items" were consumed during stay.
3. All debris, rubbish and discards are placed the trash receptacle located at the corner of the lot next to bus stop.
4. Unit is left “broom clean” with no excess build up of dust, sand or stains left on the floor, tile, bathtubs, showers, or any where else in the unit.
*Fees deducted from Security Deposit if above tasks are not performed:
Lost or missing Remote TV or HVAC controls $50 each. Above normal cleaning (unit is left with trash, dirty dishes or more than normal amounts of dirt or sand in showers and floors). $50-1000 contingent on cleaning and or repairs required. returned check fee: $50
Damaged furniture: (Beyond normal wear) Broken or Missing cookware, plates, cups, countertop appliances: Cost of Repair or replacement of item

* DAMAGES: If you do not report damage promptly to the manager within 48 hrs. of arrival, it will be assumed that you caused the damage and you may be charged for it **
*SECURITY CAMERA is located on the property and monitors the grounds.
*EARLY DEPARTURE REFUNDS will not be given. Early refund is only if there is an act of God event, such as hurricane, state of emergency evacuation, or fire.
*CHECK OUT PROCESS: You will receive a message a day before your departure on check out procedures. Excessive cleaning charges by our cleaners will be charged to your method of payment.
*CANCELLATION POLICY: We are unable to provide refunds or compensation to guests if you need to cancel outside the timeframe of our cancellation policy. We encourage you to carry travel/personal liability insurance that covers any related personal injury, injury to others, damage or loss of personal property, and any foreseen or unforeseen event that may cause your stay to be shortened or any loss whatsoever to be incurred. It is required that you read, understand, acknowledge and agree to all of the listing rules, instructions, and requirements that are provided in this listing before you book.
The renter agrees to save, indemnify and hold harmless the owner, property manager, resort, homeowner’s association, contractors, their respective insurers, and any animals owned by any of those entities for any/all loss, damage, expense, penalty, personal injuries (including death), or loss of property sustained by any person whatsoever as a result of the use of any portion of the premises or surrounding area of the property. The renter assumes full responsibility for all person's entering the premises during the renter's contracted time of stay. Agree to Airbnb's booking and cancelation process, and owner's rules.
