About this property

Our home is the perfect place for a relaxing break by the sea. All rooms are well proportioned giving ample space comfortably for a booking of 6 people, with an option an addition bedroom, plus an addition annex room for two further adults enabling bookings of up to 10 upon request.
Why not do the math and divide by 10 !? for a per person price for this exceptional, expansive, roomy Seaside retreat and compare to local hotel rooms ? I
It will be our pleasure to be your host for your stay in the said ' Micro climate of EP '
The Patio and Lawn areas are secluded by Sussex Flint walls and a mature established hedge, enabling a spacious alfresco social space that includes a Fire pit / BBQ upon arrangement.
The south-facing balcony, with ample seating, can be a sun trap from which to relax with a view of the sea.
Our Family was brought up in the house and Families are most welcome with children subject to contact with the host to ensure a hazard-free stay for the very young.
Guests who frequently stay are extended family members visiting relatives in the surrounding villages for family occasions / celebrations / religious Holidays.
Our road is unique, gated, private with no through traffic.
Guest couples often use the base for local events at Goodwood racing Horses & Cars, All that Brighton , Arundel, Chichester and beyond for example. The House being so close to the beach is ideal for kite surfing, windsurfing stand-up Paddle boarding.
Beach-based BBQs are also popular amongst the locals.
Location - East Preston village is quiet and picturesque, it has all you need to enjoy an evening out without having to travel. This includes local eateries within walking distance from the house such as The Seahorse Cafe, Seaview Gastro Pub, , The Tudor Tavern, Micks Fish & Chips, Penang Chinese Restaurant, , Reema Indian Restaurant, Grub & Gumption Sea Horse, and G&G Cafés with excellent home-made food.
Local amenities include Seaview Stores, a general store stocking all the essentials. A hairdresser and a barber can also be found within walking distance.
The beach itself is a real gem, and at low tide provides a huge expanse of sand that’s dog friendly all year round. When it comes to dining by the sea, you’ll be spoilt for choice, as the Seaview Freehouse sits just a stones throw from the seafront, and on sunny summer days, Salt Café is 120 steps from the house on the beach for seafront brew and tasty snack and stunning views.
A walk East along the beach for 15 minutes from the property brings you to The Bluebird Café, or if you’re feeling more adventurous, a 45 minute walk West along the beach brings you to East Beach Café in Littlehampton, an architectural attraction serving great food from local suppliers.
Local Amenities - The local village of Angmering (walking distance) is a charming quaint seaside town. Further afield are Worthing, Brighton, Arundel and more.
A short drive away: Co-Op, Pharmacy, Newsagent, gift shops, hair salon, off-license, dentist, butcher, Post Office, Chinese & Italian restaurant
Nearby Supermarkets: ASDA, Sainsburys, Tesco, Waitrose.

Why they chose this property
90 Minutes from London 30, from Brighton & Hove and 20, to Chichester by train.
One of the highest recorded villages for hours of Sunshine per year. Turn your back to the sea and look inland to observe the clouds sitting on the Downs and above you clear blue skies. On very the best days the Isle of Wight can be seen to the West and Beachy Head to the East , just on the horizon.

What makes this property unique
The Well House, the only family seaside house, on the locally regarded, most prestigious dual exit, gated private road, in the Village of East Preston that is available for short term hire.
A genuine 120 paces and you are on the beach to launch, your recreational water sports equipment of choice or Beach BBQ with your family and friends
In the evening you can only hear the noise of the sea. Uniquely also close enough to means of public transport to the surrounding attractions but, only from the Well House, you'll not hear their regular service come and go just the sounds of the seashore.
