PLEASE NOTE: Due to winter the current weather conditions the Land house is currently unavailable until April 1st weather depending. The lake house can sleep up to 14 guests

Kozy Kove is a stunning lakefront retreat on the northeast shore of Cayuga Lake. This property includes two homes, the "Lake House" and the "Land House," providing ample space for the whole family up to 26 guests. Both homes offer all the comforts of home with breathtaking lake views. Start your day with coffee on the deck, relax by the seasonal dock perfect for 1 boat(please bring bumpers) in the afternoon, and unwind around the fire pit or in the hot tub in the evening. Perfectly situated for exploring the Cayuga Wine Trail or bird watching at the Montezuma Wildlife Refuge.

🐈🐕This property is pet-friendly ( pet with fee up to 2 dogs.) Make sure to clean up after your fur babies. To ensure a clean, healthy, and respectful environment, all dog owners are required to immediately clean up and properly dispose of their dogs waste on the property. Failure to do so may result in an added fee of $100. Thank you🐈

This is a great property. Everyone in our group found the beds really comfortable. The kitchen was well stocked. The host was very responsive when we had a question. The location is great. There is a supermarket 5 minutes away and a really cute town - Aurora - just a bit further down the road. It has a great vantage point for watching sunsets each night from the dock, the deck, or the hot tub!

Long weekend gathering

Easy check in. Property was just as advertised. Very clean with lots of room. One hiccup with the AC was acted upon quickly and a temporary solution helped tremendously. Won’t hesitate to reserve again.

Amazing view of Cayuga Lake and Beautiful Sunsets!

The property was perfect for our family getaway! We gave it a 4 out of 5 because we weren’t informed of the paving of the driveway that was scheduled for early morning the second day of our vacation. If it wasn’t for a neighbor making us aware of the situation and helping us figure out our car situation and how we would get out the next morning, we would have lost out on our pontoon boat rentals at Lake Seneca. After a ton of scrambling we were able to relocate our cars and walk to the location to get our cars to get to our outing. Otherwise it was a wonderful time and location.

Dual House was well kept and a pleasure to experience. Kids and adults had so much fun on the lake in the kayaks and paddle boards. The sunset over the lake is spectacular. The 12 bedrooms gave all of us (16) plenty of comfort. Had a small issue getting into lake house for check-in but was quickly resolved by the managing team. Kitchen is well stock for utensils. while there wasn't enough room for all of us to sit at a table the "Great room" allowed us all to comfortably eat at the lake house. The dual house allowed "early to bed" be away from the noise and the "late stay up" to have their time.

For your comfort and safety:

Emergencies: For urgent issues such as floods, leaks, fires, or sewage backups, maintenance is available 24/7.

Non-Emergencies: For general issues, maintenance is available daily from 9 AM – 6 PM and will be addressed the following day if it is after 6pm.

🌿 Regular Operations During Your Stay:

Lawn Care: The lawn may be mowed during your stay. Please remove any lawn games or personal items from the yard to allow the crew to work efficiently.

Hot Tub Service: The hot tub is cleaned and serviced weekly, which may occur during your stay. We’ll notify you in advance. After servicing, please wait 30 minutes before using the tub to allow chemicals to circulate properly.

❄️ Snow Removal Notice:
Our plow service works diligently around the clock to clear driveways and keep the property accessible. Please keep in mind that they service multiple homes in the area, so we appreciate your patience and understanding if there’s a short wait during heavy snowfall.
