Stinson Ranch is built directly in the Roanoke Sound, offering water in every direction, unforgettable sunsets, and calm, shallow water right below the house. As far as we know, it’s the only cottage on the Outer Banks where you can stay in the water. Originally built in the early 1900s and thoughtfully rebuilt after Hurricane Irene, the cottage preserves classic Old Nags Head charm while offering modern comforts for a relaxing stay.

The main level features an open living and kitchen area with sound views throughout, plus:

Three Decks Over the Water One of the cottage’s most loved features is its three-deck layout: Main soundfront deck: Perfect for outdoor meals at the picnic table, sunsets, and watching boats and kite surfers pass
Loft deck: Quiet, elevated spot for morning coffee and stargazing
Under-house deck: A shaded, water-level hangout strung with bistro lights — ideal for relaxing, supervising kids in the shallow water, or enjoying evenings by the sound
A water-level platform makes it easy to launch kayaks or paddleboards, step directly into the sound, or simply sit with your feet in the water.
Water, Wildlife & Relaxation The sound here is typically calm and shallow (often around two feet deep near the house), making it ideal for floating, wading, and playing. A nearby sandbar creates a natural spot for paddle games or relaxing in the water.
Guests often spot ducks nearby in the mornings, an egret fishing at night under the deck light, and an osprey nest just south of the cottage during nesting season. Local outfitters offer delivery and pickup of kayaks, paddleboards, and other water sports equipment directly to the cottage.

Lovely home. Well kept and well loved. Thoroughly enjoyed the attention to detail. Communication with owner was very prompt! Kitchen was nice and met our needs to eat in and enjoy the view.
After spending a lot of time in the Outer Banks (and rentals in general) this little sound side cottage is by far our best experience to date. As a writer, there are moments and places you know you will write about in depth ... places that inspire, encourage curiosity and demand rest all at the same time. It's safe to say this was one of those spaces. But for those looking for particulars more than poetic musings, the hosts were both kind and responsive. The view was immaculate, the house itself was stocked with more essentials than any other rental we've stayed in (paper towels, bath towels, trash bags, dishwasher pods ... all the things you typically don't want to buy on vacation but are forced to), the thermostat was entirely unnecessary as we kept the doors open and enjoyed the breeze. For those who care, the entire cottage is furnished in vintage pieces, unique findings, and foraged trinkets (like glass bottles covered in barnacles) not the mass produced and cheesy beach house decor you're used to. It genuinely felt like we were staying in a friend's well loved home instead of a VRBO rental. I could easily go on for days ... I could share that it's close enough to South Beach Grill you could walk to it, or that Surfing Spoon is just a short drive away. I could talk about the quiet morning walks down the road that lead straight to a back entrance of Jockey's Ridge or the gentle sway of the house that is only felt at night once you lie down but I've run out of characters.
