We front the largest bay beach in Newport...19th St Bay Beach (Mother's) at Marina Park. Because of our unique location, it's often easier to put your toes in the ocean water from here as opposed to oceanfront homes because the beach is so wide in many other areas.

Casa 231 is a beautifully updated (beach meets farmhouse decor) and appointed 2bd/2ba Casa NEWLY AIR CONDITIONED home on a 50ft wide lot affording the most substantial views in Newport Beach of the bay, beach, boats, islands, mountains, and Newport Coast in the background. The large professional kitchen has a 36-inch DCS Range and other upscale appliances are open to the living room making a truly great room experience. Dine, with sit-down water views, both at our round peninsula island and our comfortable 6-person dining table with a fire-pit in our covered front courtyard.

Both the main bedroom (which has an ensuite bath and Cal King bed) and the secondary bedroom (Queen bed) open up to a lovely rear courtyard. The second bath is in the small hall that divides the two-bedroom spaces.

We are located in a quiet family area where the peninsula turns into 1 road ...dividing the peninsula...with the bay on one side and the ocean, shops, and restaurants on the other. You literally cross one road for the ocean...a 2-minute walk. Yet, they are in a safer (no alleys in the back) and more enjoyable environment with 24/7 views of the glistening light-filled bay and hills beyond.

231 is street level (dead ending into a small dock) with no parking immediately in front and a 20-minute loading/unloading zone across the street for boaters.

Wonderful location.

Enjoyed the property very much! It was a little warm during the day but it cooled down in the evening so we were able to sleep well. Perfect location for little kids who want to enjoy the swimming beach right out the patio.

Thank you for taking the time to write a review. Although you gave us a great 4 star, we were wondering how we could earn your 5 star review which is our goal for each guest. If it was due to the warmth during the day you mention. We rarely have hot days that would give discomfort. We also have a portable air conditioner (unlike most rentals) for those few days that may be needed in that Casa for your use. In addition to that, we have ceiling fans in the bedrooms and 4 high powered floor fans as well. Even one for the kitchen. I can only assume you did not find or hook up the AC unit.

A wonderful property - on Balboa Peninsula

We really enjoyed this property. The casita is fantastic…very well kept and appointed, clean, and comfortable. The views of the Balboa channel/beach are AWESOME!! Also, as the crowds at the beach dwindle, it gets really tranquil and quiet - so sitting on the outside porch was heaven!! We’ll be back again.

Beautiful view and a great location!

This location was just beautiful and so convenient! The property was immaculate and had every amenity one would need for the perfect vacation. The beach was only a block away and we could still hear the waves crashing in the quiet of the night and early morning. We enjoyed watching the boats sail by and the ability to easily walk our dog in the park area nearby. Check in and check out process were both very easy and the owner is super responsive. We can’t wait to book our next stay!

Location, location,Location Yet Quiet

We loved the ease of walking to the beach and walking up to the lighthouse park. Both literally 5 minutes away. The view of the harbor area from the patio is beautiful day and night and even when it rains! Nicely furnished super clean unit, well stocked kitchen, and comfortable beds and pillows. Pam is super responsive and provided excellent restaurant recommendations.

Lovely and Relaxing

We were looking for a change of scenery, close to home, without having to travel too far. This was exactly what we needed. Thank you. Unfortunately, I have to hijack my response to respond to a review made on 9/4/20 that I was unaware of until yesterday. It doesn't show in my dashboard therefore I am not able to respond directly. This guest rightfully complained about a plumbing issue on the last day of their stay (kitchen sink backed up..it was not toilet water as she may leave folks to believe), however, she did not indicate that the "issue" was likely of their making AND if she had heeded the guidelines for her stay that she complained about receiving as "overwhelming registration communication" ....it most likely would not have occurred. Casa 225 is a 2nd floor unit. All sink drain pipes are subject to "plugging" when excessive salad, potato peels, etc are shoved down the disposal. We were notified late morning (nearly noon) of the last day of her stay that there was an issue. We got a plumber right away. Unfortunately, while rooting they broke through a pipe in the wall (yeah) and we had to tear out the exterior stucco, repair, seal, re-stucco, and paint at an extensive cost. We did everything possible to fix the issue ASAP and make our guests comfortable. At the time the guest seemed happy with our response. I was shocked to see her review. In addition to this issue, she complains about noise and traffic. We are located on a dead end street that ends in a dock. There is no traffic. We have no alley in back making us one of the safer properties in Newport Beach. Nearly all of our 70 something reviews that show speak about the quiet area, views, great location, decor, and cleanliness. It is true..we send a LOT of emails upon your reservation letting you know about trash day, parking requirements to avoid tickets, required notifications by the city regarding noise ordinances, etc..AND not to use the disposal in this manner, or flush "stuff" you shouldn't. In addition, any correspondence by mail was thwarted due to transposing numbers in their address by the guest. We have been doing this for over 18 years...and are the top properties in Newport Beach. We think this review is more than unfair and hope you consider the more than 70 reviews we have garnered (VRBO somehow dropped a 100 or so additional reviews) on this property alone...five star. Thank you for your consideration...see you at the beach!!

Our apologies. The main housekeeper is recovering from surgery. The cleaner is a new person she brought on who obviously requires much more instruction. We schedule window cleaning every 2 months or so. The cleaners should have noted any issues in-between. Again, I believe issues with the new cleaner need to be resolved. Thanks for letting us know.

Great find! Extremely Comfy Place

The house is very comfy and has everything you could need. Kitchen was great to cook in and the patio is lovely to hangout on. You can’t beat the location. The only thing I feel like I need to point out this is a downstairs unit and unfortunately we had an insomniac above us a couple of nights and she was moving furniture around all night long. The kids running back and forth was very loud too, but at least the kids slept. Overall we would stay again.

Hi, Sorry you had that issue. To be clear we have 6 inches of light weight concrete, z channels, and home theater insulation between the floors. No one can do any more than that. Unfortunately, a wood framed building (and they all are) will have the vibration reverberate down the frame if you have a very very hard walker above, let alone moving furniture in the middle of the night (which no one is supposed to do anytime). Had you reached out to me I would have been able to reach out to the guest. Most guests are fine. Also I should point out the great room above is over the garage below. No noise. We look forward to your return. Thank you!!

Great views of the boats

The property is in a a great location. Very easy to get around. It is in excellent condition and very clean. We didn’t cook this time but I could have very easily (I usually bring my own cookware to other places). The kitchen was well supplied with quality cookware and utensils. The bedrooms had comfortable mattresses and the linens were very nice. I wish we would have stayed longer. Check in and check out went very smoothly.

This truly is an awesome property. Well equipped, great location. It's definitely a 5-star quality unit. Beds, pillows, sheets are all amazing. I particularly LOVED the beautiful blue and white Spode dishware. The remodel of this unit was amazing. If I still lived in CA, I'd be asking for their contractor! If you have small kids, the bay is right across the street with a beach. We definitely will be returning.

Fantastic stay - 5 stars all the way around

First time staying at the Casa de Balboa unit 231 and my husband and I were pleasantly surprised by how clean the home was, how nice the furniture, linens and beds were and also how great the bay view was from the front patio. The well-stocked kitchen was lovely and had beautiful granite countertops and nice appliances. We both appreciated the luxury bed linens and towels also which were super soft and smelt brand new. Great location for children as well as there is a park not too far they could walk to on their own. Dog-friendly for our 2 Goldendoodles, they loved their daily walks around the bay. Location was perfect - only a few minutes walk to the beach. shops and dining options. Can't say enough positive things about our experience....We will definitely be back to stay at Casa de Balboa and can't wait for our next trip!

I’ve never written a bad review about a VRBO stay before, but I feel compelled to share my experience so others know what to expect. I stayed at Casa de Balboa for six days. The condo itself is very nice — clean, comfortable, and well-appointed — but the noise from the upstairs unit was absolutely unbearable at times.For the first few days, a toddler ran back and forth for hours, day and night. Later, a group of older guests moved in and were equally loud, talking and moving around well into the night. I contacted the owners about the issue, and they told me the woman upstairs with the toddler “was very nice.” Unfortunately, being nice doesn’t help when you’re trying to sleep. They said they would speak to the guests about the noise, but the very next day, those same guests hosted a toddler’s party with 7–10 children running, screaming, and thundering overhead.It was so loud that I could practically tell what they were eating for breakfast. The owners also said the building’s construction “is the best it can be,” but that explanation doesn’t make the situation any easier to tolerate.I truly wish past reviews had been more forthcoming about the noise levels. This was not an inexpensive stay, and the constant disturbance really put a damper on what should have been a relaxing vacation. If you’re looking for peace and quiet, be aware — if there’s anyone staying in the unit above you, you will hear them

Our apologies for your experience BUT that has not been the experience of others...and we have rented that unit for 22 years. First...we rarely get small children in the upper units...just don't ...folks prefer to have the lower courtyards with kids. Secondly...their great room is above the garage ..you would have had no noise. When I contacted the guest she stated her son came that night with her 2 year old grandchild. You likely heard that excitement. You sent your complaint the next morning and I shared your concerns immediately with that guest. She felt bad and stated she would make sure no running, etc. I then reported back to you. You did not share my complete response NOR did you inform me that noise after 10PM (and I am not clear there was) was still going on. Here is a copy of our correspondence: "Sorry for noise issues We have 4 inches of light weight concrete and home theater insulation as well as z channels between the floors Cant get better than that Architect says all wood framed buildings may have certain noise Travel down the framing such as stomping running jumping etc Our apologies I have reached out to guest Hopefully it was much better this morning." You wrote: "Hi there. Thank you so much. Hopefully it will be better. I responded with: "CxxxL is very sweet I'm sure it will" Clearly, they were entertaining children outside on the deck and that's what you heard. I thought the situation was resolved because I hd no further contact from you.

Stay by the best breakfast spot!

This place was very clean. It was a nice view of the bay when the cars weren’t parked in front. It’s so close to the most amazing breakfast spot and that was super convenient. The only thing I didn’t like was they don’t have a K Cup maker or coffee mugs but, they do have a regular coffee machine. Easy to check in, washer and dryer.. I would definitely go back. A+

There is no parking across from the Casa with the exception of loading and unloading..20 minutes. if cars were parked there for over that Tim period you are instructed to call the police adept and ask for Parkin control. We may consider getting a k cup machine but our experience thus far is that a drip coffee maker with a thermal carafe for 4 people is appreciated. There are coffee mugs...about 8 or 10 of them. They are on the smalle side but are mugs.... by Spode and another maker blue and white ware. Thanks again!!

Beautiful casa, beautiful views

The photos really don't do the house justice. It's absolutely beautiful and the front patio with the view of the harbor was my favorite part. We had all of our meals out there. Very close to the beach and pier, but if you're traveling from a city that takes the pandemic seriously, be careful as maybe 20% of the people I saw were wearing masks and social distancing. Honestly, the casa is so great you don't even need to leave.

Thank you Brooke. People wear masks in stores and in and out of restaurants. They don't on the beach. It's the same since the start. Thankfully, it seems we have some meds and vaccines coming. We hope to have you back soon.

Loved it

Great location - the kitchen was stocked well with all the essentials. I was hesitant to rent on the bay side vs the beach, but glad we chose this location. So relaxing to watch the boats go by patio. The only con was being on the bottom floor, and having children staying in the unit above. You can really hear the foot steps, but you get used to it after a while. I would definitely stay here again.

HI Cristina, Sorry for foot noise!! We actually have 6 inches of light weight concrete, home theater insulation, and z channels between the floors. You can not hear anything but if someone is heavy footed or running you will hear it reverberate down the wood frame. Every wood framed building is the same according to our architect. I wish you reached out and let me know about kids running above. We send out "Good Neighbor" info to prevent that more for safety reasons but it does help with the other. It is also helpful that their great room is above the garage. No noise there. The 3 bedrooms rarely gets children. But we are always happy to remind the guests, if needed, to stop their kids from running. I am glad you enjoyed yourself in spite of that!! Thanks again!! Pam

We had a terrific stay!

The location is fantastic. Long walks with the dog along the beach and the bay twice (and sometimes 3 times) a day, beautiful sunrise and sunsets, sitting on the patio people watching and seeing the boats going by all contributed to an excellent visit. We also rented kayaks two different days so we could see the bay and boats from the water. There are great restaurants in the area and via delivery. The condo is nicely appointed. Anytime we needed something, we found it without much looking. The kitchen appliances are quite new. Everything was very clean. The beds are comfortable with nice linens and plenty of bath and beach towels. In the garage there were beach chairs, umbrellas, boogie boards, and even buckets and shovels and other beach toys for kids. Pam is a great host. She is very responsive and truly wants your visit to go great. After reserving her place, she sent us a full list of instructions, information about the house amenities, and details about the area like restaurants, parking , etc. You really can’t ask for a better place or host.
