15th Century merchant’s house with pool & garage in the heart of Xabia Old Town
This is our family home in Spain and you will be made very welcome by our neighbours. Completely restored, 15th-century merchant's house in the heart of Javea's chic 'Casc Antic', with a fantastic range of restaurants, bars, distinctive shops and wonderful indoor market within five minute's walk. With two spacious reception rooms, large rustic farmhouse kitchen and private pool and extensive garden terraces with gas barbecue and wood-fired pizza oven, it is the perfect place to enjoy real Spain and relax.
We reinvest any income we receive to make sure the house is of the highest standard. The pool is plenty large enough to swim and relax for a whole family and we will be heating it for out of season guests from November 2018, so you have no excuse not to swim!
We place a lot of emphasis on making sure the house is thoroughly cleaned and prepared for your stay to the standard that we would expect. We provide ample towels, including separate sets for shower / bath, pool and beach, so you don't have to bring any. Our manager is always on hand if you should have any problems or need any advice. We want you to have the best time possible and really want to see you return!
The house has been completely restored to a high specification using sustainable materials, with handmade terracotta floor tiles throughout, exposed timbers, local artisan iron and woodwork and high-quality appliances.
Casa Xabia is an excellent home all year round with solar / gas hot water, eco air-conditioning and ceiling fans for the summer, woodburner / hot air heating in all main rooms for the winter and insulation against both heat and cold.
There is a large garden area, with two shaded terraces - one next to the kitchen and ideal for breakfast in the sun and the other next to the freshwater pool with full dining area including gas barbecue, pizza oven, sink and fridge.
Down below, a double garage with access to the main road around the town provides space for a large family car and also houses the washing machine, boiler and solar hot water controls.
The main entrance is situated in a narrow medieval street, with only very occasional cars passing, making the house perfect for young children. Teenagers will appreciate the independence of being able to walk around the corner to shop or meet friends in a cafe bar.
Javea (or Xàbia) has a great programme of year-round fiestas and events and there is always something new or different to do.
With the sandy Arenal beach just five minutes drive away, and the iconic fishing port with stylish restaurants and rustic fisherman’s cantina within a fifteen-minute walk, the house is perfectly situated for any kind of holiday. There are some great spots out of town too, with quieter coves, mountain walks and excellent on and off-road cycling. The snorkelling is amazing, with fish and seascape to rival Indonesia.
Lots of places now rent kayaks. motor boats, jetskis and SUP boards and Jávea has well-established sailing and windsurf schools.
The climate is good all year round and we especially like Easter and the fiesta in September, as well as the August buzz.
Local food and drink is a big focus in the area and there is a good supply of excellent fresh fish and vegetables close to the house. Restaurants in the old town continually push gastronomic standards, with new takes on traditional recipes and the Sunday farmers’ market at Jesus Pobre is a weekly treat.

Sarah and Nick bought Casa Xabia after many years of visiting not just Xabia, but the street Carrer d'Avall. We knew the previous owner - a lovely old lady who had lived in the house all her life and when she passed away we were surprised to see it cming nto the market. It was a rare opportunity to buy a traditional family house so close to the mediaeval town centre and we leapt at the chance.
It took us five years to completely restore Casa Xabia to its former glory - exposing 15th century stonework, a fine mediaeval arch and then completely updating all the services. We ended up with a great house with lots of space and a large garden, which was great.
Then, in 2014, a small house at the bottom of the garden also came for sale. We bought it, intending to use it as a studio flat, but in the event it was past help and we decided to knock it down and put in a freshwater pool and large garage in its place. This was a really big step for us, but the results are stunning.

Why they chose this property
Xabia is a very special place, with its perfect, buzzy sandy beach area, the increasingly chic port and marina and the cool summer bars along the coast in between. For us, however, the jewel in the crown is the old town, with its fabulous indoor market, great restaurants, bars, cafes and independent shops. Above all, it is a real town and we can shift straight into spanish living when we arrive.
So for us, Casa Xabia gives us immediate access to all this - being able to nip out for a coffee with friends, buy food off people who grow it, drink without having to drive and allow our kids to roam freely in the traffic-free streets. At the same time we can retreat to our own space - have a swim, cook on the barbecue or wood oven and spend time with frends and family.
If we need to work, we can find a calm space and access the fibre broadband for skype or network acess, making it a perfect virtual office.
We want our guests to share this - not an artifical, isolated villa experience, but a real (if luxurious) opportunity to get under the skin of a unique environment. We hope you enjoy it!

What makes this property unique
As far as we are aware, this is the only house within the town walls of Old Xabia with a pool and garage which is available for rent. The mix of ancient and modern makes for a very relaxing and east-living space and there is stack of room for two families to enjoy time away without being on top of each other.
