Someone had described it has tired and dated. Well, some people may describe my wife and I that way. For us it was perfect for a short stay in the Smoky Mountains. Franklin is just minutes away. For a small town it has a lot to offer. We took advantage of going to the Smoky Mountain Center for Performing Arts to watch an unforgettable show by the Barricade Boys. We would definitely stay here again.
Enjoyed our stay in the mountains the unit had space for us not to be on top of each other porch was a nice place to sit an watch the rain. Loved the iron skillet selection in the kitchen. Was a bit confused which unit we were to use on arrival texted out of state VRBO contact number for instructions but found out from another guest who to see local for info their contact number was not available until we got into the unit. It would have been nicer if the instructions sent to us were specific for the unit and not generic since there are more than one unit on the same dirt road.
DO NOT STAY AT THIS SUB-STANDARD, FILTHY, BUG-INFESTED INN
Without question this property is the absolute worst cottage I have ever stayed at and worst experience I have ever had in all my travels. For starters, a few days after check-in I discovered bugs in 2 different pots under the kitchen sink and another bug in the filthy bathroom( all photo documented), disgusting to say the least.
The website photos of this place are not at all representative of the sordid condition of this archaic Inn as some are date stamped 2012. There was no cable at the hemlock cottage, just an antiquated, wobbly antenna on the roof with at most 5-6 TV channels that constantly flicker off & on or go dark over and over, just horrible TV reception and almost impossible to watch anything and the owner stated in a message to me on Vrbo she would refund me $75 for this terrible reception which of she never did.
The on-site husband & wife "maintenance staff" who are the "eyes & ears" there for the property owner as she is never there are shameless liars like the owner who has tried to claim cleaning expenses (which was already paid for) for the refundable damage deposit which is totally illegal as the place was left the same on check-out as check-in (again photo documented).
Two weeks ago I filed a major complaint case against the Property owner for her totally unethical practices and the unscrupulous manner in which she operates and the case has been escalated against her as she does not even reply back to the Vrbo management team ( No surprise) and she faces having her Inn de-listed and also face disciplinary action for her totally unethical practices and the unscrupulous manner in which she operates.
Lastly, I have had to file a claim thru my credit card issuer as she will not get away with withholding $100.00 from me for the damage deposit illegally with not a trace of proof. Avoid this place at all costs and hopefully L C will be de-listed so no one else has to deal with this unsavory owner and on-site staff.

Great Location, Great Value
As a visitor to Franklin since the early '60s and former land owner there, there were no surprises in this rental as far as location. It is an easy 2.5 mile drive into "downtown" Franklin from 441 or Lake Emory Rd. Heading to points north (Dillsboro, Sylva, Clingman's Dome, Waynesville) is as easy; access 441 from Jim Berry Rd. and go left. There is much to see and do but be sure to read up on the area's fascinating history so you know the significance of landmarks. Did you know that before Franklin was settled by Anglos in 1828, it, Nikwasi as it was known, was the spiritual home and tribal meeting place for the Cherokee nation?
Cabin "Holly" upper level was a comfortable two bedroom place with furnished kitchen, living room with sofa, easy chair and media armoire with "old style" CRT TV (hey, you didn't come to the mountains to be a couch potato!). The master bedroom is nicely appointed with a comfortable bed, useful closet and dresser. The second bedroom with full bed is small but plenty workable for two children or one adult. The cabin has one bathroom. As it was late January with daytime temps hovering in the mid 40s, we didn't explore the porch but I'm sure it is a pleasant area during late spring and summer. There appears to be a small charcoal BBQ available plus a couple of deck chairs and a bench along the railing.
The cabin was purported by the owner to be "disabled accessible." That was a strong positive feature and draw as the family member who came with me is physically disabled. Level ingress/egress to/from the cabin and through the interior is a critical factor. The claim of accessibility is largely true and for us everything worked just fine. A person confined to a wheelchair would have a difficult if not impossible time moving to/from car parking, down a gravel walk and into the cabin (which has a narrow hall from family/kitchen area to bathroom) but a person with partial walking mobility would have only the high step-up into the cabin at the front entry to negotiate; certainly not impossible with assistance but, still, something to be prepared for if someone is mobility limited.
Given those caveats, this rental is a great value for the money and convenient base from which to roam the area. It was clean, neat and ready to go when we arrived. An Ingals grocery store is about 12 minutes away and Franklin's WalMart is about a 20 minute trip. There is plenty to do and see - way more than two week's worth! We plan to return.

We enjoyed staying in this property surrounded by nature and a small pond. There’s also a lake a little bit further back. Place is furnished with a lot of kitchen appliances it feels you’re at home as you have everything you need.
The pictures do not depict the building at 23 Gideon Circle. The building there is a old home, still has someone’s old smelling clothes hanging in the closet of the one room with a bed. The smell of mold and dirt hit you as soon as you find an open door. When we found this mess and called property manager we got no response. We contacted the chamber of commerce for Franklin NC and they were able to get us a place to stay for the week. This place is beyond filthy and very unsafe
Beautiful place. I enjoyed this place very much. It was quiet, the cabin is as advertised and really was expecting less but got more. The wildlife is wonderful.

Cozy affordable cabin in western Carolina
My coworker and I stayed here for 2 months while working in the area. We were skeptical about staying here because of the low price, but were pleasantly surprised to find a cozy, clean, and well stocked cabin! The interior is dated, but not dingy. It has virtually everything you need except for food! Kitchen had almost everything you would want. There were extra towels and bedding. Cable TV. The internet is very slow but it does work.
Overall we were very happy with the accommodations and would not hesitate to stay here again.

Excellent place with very personable owner and property manager
The cabins on Gideon Circle are a great place to stay, whether for a short trip or an extended vacation. The property owner was very personable, and she was kind enough to work with me when I had a Paypal issue due to not having signed into the account for several years. The property manager was very approachable and very attentive to our needs. The house itself is a charming arrangement in a quiet setting just 5 minutes from downtown Franklin. We were very lucky to have found such a great place, and at such a great price!

Perfect getaway!
This cozy cottage was perfect for all of our needs. We were looking for a quiet place to stay away from the hustle & bustle of our daily NJ lives, we found it here!! Although the cottage is quietly nestled in the woods you are within a short drive to so many attractions. The cottage was throughly cleaned when we arrived & had every necessity I needed to make my family dinners & pack lunches for our day trips! We will definitely spend more time here in the future & would absolutely recommend it to anyone searching for a beautiful, comfy, quiet location close to breathtaking scenery!!
P.s. take a hike up to Clingmans Dome in the Smoky Mountain National Park, Pickens Nose (a little hard to find but well worth it,) Wayah Bald

Absolutely perfect
This totally adorable cottage was perfect. The surroundings are amazing amd the host (Anne) was great to accommodate us at such short notice. After 6 weeks there we didn't want to leave. Super comfy and welcoming. Walk in and it instantly feels like home. Rose is awesome and super freindly :)
Living in Austria, I would not hesitate to make this a permanent holiday stay destination. Will definately be back. Thank you for everything Anne and Rose :) Take Care

Charming Country Cottage
This wonderful little cottage is a perfect mountain getaway. The location was within 10 minutes of town yet it seemed to be located way out in the country. The cottage was simply furnished with comfortable beds and all the basic amenities needed for my 3 week vacation. The wraparound balcony provided outdoor seating that enhanced the charm of the cottage. It was wonderful to have onsite caretakers, Rose and Lonnie, who were a delightful couple that tried to make my stay as comfortable as possible. The price of this cottage is very reasonable compared to other locations. I stayed in the Holly cottage and would recommend any of the units available. The location was in an area convenient to my travels to the Smokies, the Blue Ridge Parkway and all of the waterfalls in the NC/SC area.
