Single Tree Cottage is located at Dingleton Mains Farm, two minutes drive from Melrose's beautiful market square and historic town centre. Our holiday cottage is particularly suited for large groups (we have 5 other holiday cottages on the same site), families (we can provide cots and high chairs) and guests with dogs (dogs must be over 1 year old, max 2 dogs per cottage, £20 charge per dog, please mention when booking). If you like walking, with or without a dog, you will love the fabulous walks from the doorstep and we have a handy hosepipe available to wash off muddy boots or dogs. The 3 peaks of the Eildon hills, right behind the holiday cottages, are an iconic landmark in the area and a good challenge for keen walkers and adventurers. Our holiday cottages are situated on a 2 acre site with an orchard, woods and open garden areas with picnic tables and BBQs. We are accessed via a private road with no passing traffic so children can play safely and dogs can be walked off the lead.
Melrose has a unique mix of independent shops and a superb eateries. For guests wanting to cook, there's a great butcher, two bakers, a greengrocer and a delicatessen all offering fantastic local produce. Or if you prefer a bit more convenience there's also a good Co-op supermarket in Melrose or several large supermarkets in Galashiels, around 5 miles away. For eating out there are several superb restaurants and cafes in Melrose and there's also several takeaway options too that will deliver delicious food to the holiday cottage. We have a list of recommended eateries in our cottage welcome folders to help guests find the best places.
The cottage is all on one level and has three bedrooms. The master bedroom can be made up as two single beds or they can be zipped together to make a luxurious super-king size double bed. In addition to this there are two single bedrooms. There is space to accommodate an extra guest on a z-bed in one of the single bedrooms or in the master bedroom (small extra charge). All beds have deep, comfortable mattresses and cosy all seasons duvets and pillows made from luxury micro-fibre soft as down, there's no feather bedding.
There is a family bathroom which has a large bath and an over-bath shower plus wash basin and loo.
The living area has beautiful exposed stone walls and has a large open plan kitchen / dining / sitting room plus an additional loo. The kitchen is fully equipped and has an oven, electric hob, microwave, combi washing machine and tumble drier and refrigerator with small freezer compartment. The crockery is high quality Denby. There is a large chest freezer available in our information hub if you need extra space for any other frozen food such as ice creams. The information hub also has pin boards and a leaflet rack giving lots of information on the best local attractions.
The cottage is kept cosy at all times by our eco-friendly biomass heating system which is on 24 hours a day with temperature control in the cottage.
Other equipment in the cottage includes: 42″ flat screen smart TV, iron and ironing board, wooden clothes hangers, toaster, kettle, vacuum cleaner, knife block, hair drier, torch, dustpan and brush.
Bed linen and fluffy white towels provided.

Very well equipped cottage and nicely decorated- some lovely touches. Owner very friendly and chatty which makes you feel very welcome. Gorgeous location with walks on the doorstep.
Brilliant place to stay, stunning surroundings in the middle of the three peaks.
The property was excellent, set in the hills on a farm with lovely little areas to walk and sit outside. This was perfect for my Mam who can only walk short distances and has alsyma . Also excellent for me and my brother who challenged ourselves to walk up the hills, many walks to choose from, and easy to get to Montrose town that is stunning and pact with things to do.
Lovely clean and tidy cottage with very comfortable beds, quality linen and towels. Spacious throughout. Views from the cottage over Melrose and beyond are stunning. Peaceful and quiet location so we slept well. Well equipped cottage for cooking whilst your on holiday, good fridge and oven space. The cottage appears to be organised well for people with disability also with swing bathroom doors, hoist and lower facilities in the kitchen. Parking space. Close to Melrose which has wonderful cafes, places to eat, local and usual shops, hairdressers, butchers, Co-op - so. Melrose Abbey in the heart of the town is well worth a visit. Would definitely stay again.
