Lovely cottage near the sea
Lovely tucked away cottage with secluded back garden very close to beach. Very nice decor. Well equipped kitchen. Marked a point down for each of (a) comfort: very soft mattress topper on double bed hiding mattress that needs replaced (b) condition: shower needed servicing, some blinds need serviced (c) location: up alleyway away from road so not so convenient for car access (parking at end of alleyway usually unavailable).
We spend some relaxing days in Sheringhsm. Cottage is located close to the beach/promenade and is very calm.We only had some difficulties finding the key box and consider 4pm as late for check in (check out at 10am).There could be some more plates and the fridge was smelly, it was clean, but still smells.The house is nice and beds are comfortable.We enjoyed our stay.

Perfect location
This was our second visit to this property. Real care has been taken to look after the visitors, bedding, towels, kitchen really well equipped and clean and tidy decor.
Another soft seat in the lounge would be appreciated especially with 4 adults staying.
The only disadvantage is the lack of parking specifically for this property but you can generally find a space further up Cliff Road, Alexandra Road or pay £44 for a weeks parking in the public car park

Excellent cottage.
Brilliant cottage which particularly worked well for our party of 2 couples. The overbooking of one night was unfortunate but the b @b provided was very good.
Just one suggestion. The garden is lovely but there is no shade. An umbrella would I am sure be much appreciated by guests who are lucky enough to have lots of sunshine.

Good location and good value
Great situation close to town. Parking awkward, but we knew that. With dogs off a sandy beach access to outdoor tap to clean them off through house, front door entrance being awkward as well, so not ideal! Lovely kitchen/dining room and garden was good, but….clearly have had issues with fencing as props to stop the dogs!! The real let down for us was the bedrooms/bathrooms which were tiny - couldn’t wash/shave in the sink so minuscule!! Just about brush your teeth!!

Two bed cottage close to beach
The cottage was very cosy, set back from the road, not a busy road anyway in terms of traffic, but this made it feel secluded and private. Each bedroom had an en-suite toilet/shower which was lovely. There was an extra toilet downstairs as well.
The location was great - not far from the town and shops and extremely close to Beeston Bump and also to the beach. There was a knack to opening the french windows, which the owner kindly explained over the phone . One issue was shortage of towels; one tea towel was provided for a 2 week stay. There was a dishwasher but for two people it took a long time to fill so a lot of washing up was done by hand.

Big disappointment
Property description very misleading, space very restrictive entering the property, the space at the top of the stairs rather dangerous. Very little storage space upstairs and downstairs.The shower in the twin bedroom en-suite dangerous unable to adjust the temperature - the knob wouldn’t turn . Also the basins in the bathrooms were unusable - too small for purpose
The property is totally enclosed in high fencing - very claustrophobic !
We love Sheringham and have visited many times but this holiday was a great disappointment , in fact from day1 we were counting the days to going home and left early .

August 2023 stay!
Beautiful property in a fabulous location. Minutes from the beach and shops restaurants etc. Very modern property, great facilities. Garden and garden furniture was beautiful and loved the added extra of the garden games (boules etc) The only thing that let this property down was the cleanliness. I was cleaning the fridge out within 10 minutes of walking in. Really don’t want bits of other peoples food left - crumbs etc! It didn’t look like it had been cleaned for a few weeks! Opened the blind at the top of the stairs, full of cobwebs and dust again not been touched for a while! Skirting boards (especially en suite from main bedroom) thick with dust! Sky light in kitchen not been cleaned for a few months! Food debris also left in the grill tray! Shame when you pay the amount you do that you have to spend the first couple of hours cleaning!

Lovely cottage - beautifully decorated in muted greys and blues.
My wife, 10 year old daughter and I stayed August bank holiday week and had a lovely holiday. The cottage, which is detached, is very private and set back down a footpath from the road - so a little way to carry bags etc but makes the cottage very quiet. The cottage itself is lovely - beautifully decorated in muted greys and blues. Sofa and beds are very comfortable; ensuite shower in each bedroom (one electric the other off the boiler) work well. The only drawback to the en suites are very small sinks; difficult to wash your face without splashing everywhere! The kitchen/dining area is very well laid out and spacious and opens with French windows onto a compact South-facing garden - comfy furniture and table and chairs ideal for a sunny breakfast. All the windows had slatted blinds which worked very well. However, the French windows had no blind meaning the dining area did get a bit too sunny at times. Parking on Cliff Road was tricky but plenty of parking on the next road over or else use the public carpark opposite (about £35 for the week). And the beaches are just on the other side of the car park so no excuse for not going for that early morning swim each day!

Well equipped cottage in excellent location
We have stayed at 22 Cliff Road before, great cottage in a brilliant location. Plenty of space for a family of 4, with bedrooms each having an ensuite shower room, as well as a downstairs WC. Kitchen is well equipped, lounge is cosy and tge outside space is a real sun trap and very private. You can be on the beach within 5 minutes of leaving the front door, and it's very handy for all the town's amenities.

Lovely house, more storage required
A lovely house overall. The garden, kitchen dinner and two ensuites are the the highlight.
We were are party of 3 adults and 1 young adult (17)
The one slim wardrobe and very narrow draws was a bit of challenge for a weeks stay.
The lounge was compact but has what we needed.
This did not ruin our holiday. The location of the property to beach is only a few minutes. 22 Cliff Road is a great overall house and we would stay there again.
We always found somewhere on the street to park. If you don't want to walk from top of street. There is car park virtually across the road you can buy a weekly ticket £34.50

Great stay close to all the amenities
Second stay at 22 Cliff Road. Great location, so handy for the beach and an easy stroll into the town. Plenty of space downstairs, comfy sitting room and fab through kitchen/dining space. Very handy having ensuites on both the bedrooms. Minor niggles - could do with more hangers in the wardrobes and the pillows were very flat! Otherwise clean and tidy throughout with a good amount of kitchen equipment provided. Lovely private back garden - a real sun trap!

A lovely cottagr
Despite being unable to park outside the property I would happily stay again.
I thought all our requirements were met.
This is ideal for a youngster to play outside before excursions.
The beds were comfortable and although the bedrooms were small we found them adequate. It was also good to have en suite in each.
A Very pleasant stay
We (3 adults) really enjoyed our stay and would highly recommend. The house itself has been well equipped, renovated to a high standard and was very clean. The outside space was brilliant. Fabulous location in Sheringham: very close to the beach, shops and restaurants/cafe's. Only small quibbles that there is not a lot of storage space and there is extremely limited on street parking and so we used the paid car park getting a week long ticket which was reasonable. Also the wifi was not free. These are only very small quibbles and would not put us off staying here again or recommending to others. Info given from keys cottages was clear and useful and collecting/returning keys was hassle free. All in all, a great stay.

First time to Norfolk
Never been to Norfolk so we thought we would give Sheringham a go as it’s so conveniently placed.
Chose 22 Cliff Road as it was dog friendly and seemed to be well located in Sheringham. It’s so convenient for everything, just a short walk down the road into the town, or up to the top of the road to walk along the coastal path
The cottage is spotlessly clean and excellently appointed with everything you will need for your stay. The whole place felt brand new from top to bottom, and well thought out to cater for your needs, even the towels were brand new. This is not your usual tired holiday let- plus being detached there’s no neighbour noise either.
Small rear garden was really nice to sit in the sun, we had the last few hot days of the summer, good for letting the dog out too, very secure, no chance to escape
Really struggling to fault the place really, only two very minor things, the WiFi is sketchy at best, so kids may be complaining a bit, but the house has very solid walls so that’s probably why Parking can be a mission, we didn’t manage to park within 75 yards of the house at any time, but again that’s nothing to do with the owner.
Would 100% recommend staying here, we loved our trip to Norfolk and would come back to stay at 22 Cliff Road again without a doubt

Home from home.
Couldn't fault it. Lively location 5 mins from sea. Quiet. Spotless and clean everywhere. Would go back again .
We had a lovely stay in Cliff Road. The house was super cozy with the wood burner, cooking was a delight in the well equipped kitchen too. Great position close to town, great chippy near by and local green grocers. bakers, butchers and the kids favourite - the sweetshop!
