EARLY CHECK-IN: A guaranteed early check-in can be arranged subject to availability at an extra charge.
LATE CHECK OUT: On the day of departure, we kindly ask all guests to vacate the property by 11AM. A guaranteed late check-out can be arranged subject to availability at an extra charge.

BABY COT - A baby travel cot (also known as a `pack and play`) and high chair are available upon request (for a surcharge), but we must have at least 3 days notice.
SOFA BED - Please give advanced notice if you require us to prepare the sofa bed for your stay. If you are 2 guests staying and require the sofa bed an additional £30 for linen will be charged post booking.
LATE CHECK-IN - For check-ins after 8PM we will charge a £55 late check-in fee. *Please respect the neighbours and keep the noise down between 10pm and 8am *No house parties *No smoking allowed *No pets allowed *Please remove your shoes inside the property *Total number of occupants will not exceed the quoted number unless agreed beforehand *Please do not move furniture *All trash and perishables must be disposed of and dishes washed before departure *Failing to return keys to the key box will result in an extra fee of £90 *Losing a set of keys will result in an *£150 charge to get them replaced. (*The penalty charge may be more if we need to get the locks changed.)
We provide our guests with a `home away from home` experience. Therefore, we would really appreciate all our guests to leave the place as close to as how they found it. Any excessive mess that requires our cleaners to go beyond the standard check out clean (changing linen, preparing the property for the next guest and restocking of general house supplies etc.) will be charged to the guests. Please also note that we will charge a penalty fee of £500 if any of our house rules are broken.
