Set amongst the trees with a large wrap around deck, Sea Breeze provides a beautiful setting for a weekend or extended stay whilst fishing, surfing, walking, boating or just relaxing. Sea Breeze is an easy walk to 3 pristine beaches (including Berrara beach just metres away) and adjoins the peaceful parklands and Berrara lagoon, metres from the backyard. The Berrara lagoon is surrounded by manicured parklands, new playground equipment, and an easy walk to access a beautiful waterway for fishing, canoeing or kayaking. It is a beautiful setting for an afternoon BBQ watching the sunset or an early morning stroll. The house extends over 2 levels. Upstairs includes a newly renovated bathroom (with shower and toilet) and two bedrooms, one with vaulted ceiling and a queen size bed , the second with a queen . There is also an open plan kitchen with Bosch appliances and good size living/dining area surrounded by full length windows on 3 sides. A cathedral ceiling makes for a lovely airy light area overlooking the peaceful surrounds with plenty of room for the kids to play. A spacious fully covered deck with hammock, lounge and dining furniture, gas barbeque and ceiling fans make relaxing and outdoor entertaining a breeze. Downstairs consists of another living area (with games table (accessories safely in cane drawers) TV and music system), full bathroom and two more bedrooms. One has two single beds (which easily go together - requires Q/K sheets) and the other a double bed plus a bunk. The downstairs living area overlooks a large patio, outdoor shower and fully fenced backyard. The area is a haven for mobs of kangaroos guaranteed! A friendly echidna also makes a visit during the year and bird watching is a must! The lagoon is paradise for children and water activities. With a few minutes back for lunch!
Sea Breeze is ideal for two families with the kids being able to have plenty of their own space while the adults relax upstairs.

Sea Breeze is well fitted out with everything to make your stay comfortables you just need to provide sheets , towels and pillowcases. Some of the features are: *wi fi. Unlimited internet access and a smart tv upstairs so you can connect your Netflix and other streaming services. * 4 bedrooms, 2 upstairs 2 downstairs (sleeps 9) ceiling fans in all rooms * 2 bathrooms each with a shower and toilet * Huge upstairs deck with BBQ, lounge, hammock and dining area * 2 separate living rooms with TV and music system * Laundrette with sink / washing machine * Functional open planned, fully equipped kitchen with stainless steel european appliances, plenty of cooking utensils, hand held appliances, surplus crockery, cutlery and glassware, stainless steel dishwasher, microwave, cooktop, oven and family size fridge
* Games, games table, books * Heaters and fans * New slow combustion wood heater (we suggest families with young children to use electric heaters provided and not use the wood heater). Some wood is provided but brickettes are available from the local store. * Outdoor shower * Undercover gas Weber BBQ on the deck * Local wildlife including kangaroos, kookaburras, king parrots and the odd tawny frog mouth. * Washing machine * Pets (dogs only) allowed strictly outside only. Fully fenced backyard.
Please note we do not allow loud music or parties at any time. The deck area needs to be vacated by 10pm weeknights and 11pm weekends. The local area is a quite area and the noise travels. Please read the following, it is a reminder to our guests and should be abided by out of respect for our township of Berrara and neighbours. Shoalhaven Council regulations are no different to most councils.

Local activities
The local area offers a range of activities. Favourites include; * Swimming, surfing, snorkelling, playing /relaxing/fishing in the lagoon * Reading and relaxing listening to the waves * Wildlife spotting, kangaroos, bandicoots, birds and possums * Walking (road, rocks, beach and bush) * Fisherman's Rock water hole, walking distance * Mermaids rock pool, at the end of Berrara beach * Bike riding. The surrounding national parks provide a variety of tracks from a quick trip around the lake or a 3 hour adventure to Bendalong and back. * Fishing. The beach, lake, basin or off shore all provide great fishing. St Georges Basin has for several years now been free of commercial fishing so the catches have improved dramatically * Boating. Swan Lake is just 2 minutes away. It is a great location for water skiing while the inlet and basin are lovely for an afternoon cruise or fish * Kayaking. With the Berrara lagoon at your doorstep an afternoon paddle is a great experience. * Board games and cards * Table tennis * Celebrity spotting ....
For dining out try the local clubs and restaurants in Sussex Inlet and the Cudmirrah General Store on Swan lake is great for breakfast and lunch. If you would like a drive the Milton/Ulladulla area has plenty on offer (Milk Haus, Pilgrims, Bannisters, Cuppitts Winery etc). There are orgnaised wine tours in Autumn/Winter Shoalhaven Tours. There are also plenty of day trips. Take a drive to Pigeon House Mountain and walk to the top. Maybe a trip to Milton to find a cafe or art gallery or a bit of wine tasting with the ever increasing crop of local vineyards. Whale watching around the Jervis Bay/Huskisson area is also a must do. Whatever you do, you always have the serene surrounds of Sea Breeze holiday house to come home to!

The property was great for families with the kids able to have their own space downstairs and adults upstairs. The deck was great and it's really close to the water. Would recommend to anyone.
Great spot on the coast , easy access to the estuary for kyaks, house is very spacious, can recommend this property, would definitely stay again , communication with terry was second to none .
A quiet location close to beaches and bush walks - and a good base for exploring the Jervis Bay surrounds (eg Bouderee NP and the Beecroft Peninsula). The house has a lovely verandah with BBQ and the fireplace is very nice indeed in the winter!
Excellent landlord, good property and easy access. The library was an unexpected treat, so many things we wanted to read! Wrap around deck area would be great in summer but wood fire was beautiful in winter.
Fantastic location right near the beach! Able to walk down for a quick dip easily and visit the coffee van just around the corner! House was fully stocked for everything we could need, including a new BBQ on the deck - perfect for the sunset nights ! Will definitely be returning soon, thanks for being a great host and helping to make our stay easy and stress free
It absolutely bucketed down during our stay but the sound of the rain on the roof, the covered deck with ultra comfy chairs, and the fire inside, made this break perfect. Kitchen very well appointed, wildlife abundant, very close to the beach - i recommend this property!

Thanks for the review Kath. Glad you enjoyed the deck. Sorry you were not happy with the huge deck , 2 large living areas and 4 generous bedrooms for your party of 6. Photos are mainly from my phone. We had no problem with our extended family of 10 at Xmas. You must have really wanted to stretch out. Ha ha.
We had the best holiday. The beach house was perfect. The serenity of the place was perfect. We loved seeing all the kangaroos on the grass every day. The bird life was abundant. The beaches were pristine. Highly recommend!!
Seabreeze is the perfect house for a big group, and is in a beautiful location. Easy walk to the park, the lagoon and the beach. The house is well-equipped and the owner is friendly and easy to communicate with. We've been coming here every year for 7 years and we'll be back again next year!
The house was the perfect stay, it was warm and cosy with the fire going during the cold nights! We enjoyed walks through the bush to the local coffee shop! Definitely would recommend this stay to our friends! And thanks to Terry for being prompt and accommodating with our questions
My family had such a relaxing weekend at Sea Breeze. A 2 minute stroll to the lagoon and lots of kangaroos and birdlife in the garden. It has a homely feel and more than enough cutlery, crockery and glassware. Plenty of things to keep my teenagers occupied. Excellent wifi signal. It was a very enjoyable stay.

So pleased you enjoyed your stay.
We do take the cleanliness of seabreeze very seriously and have passed your comments onto our cleaner. She did mention that although she did a thorough clean on the monday before your stay on friday that it has been an uphill battle to keep all surfaces dust free with the dust and ash in the air due to the bush fires. In saying that we have booked her for an extra clean this week to ensure seabreeze is at its usual 5 star standard.
We just loved our Autumn holiday in Berrara. The house is located just around the corner from, Berrara creek, a playground and a bush walk. The Beach is also a short walk away. We had a family of Kangaroos lounging on our lawn and lots of birds nearby. The house accommodated our two families with 4 children under 8 perfectly. There's even enough couches for everyone to watch a movie together and lovely lounge chairs on the balcony. The fireplace is perfect if the weather gets cool and the kitchen is well stocked for cooking together. We'll be back to Sea Breeze for sure.

Quiet location within walking distance to a park and Berrara lagoon as well as the beach (2 minute drive if not wanting to walk). Home is clean and nicely decorated, accommodating an upstairs and downstairs separate areas. There is a large outdoor deck, which is a lovely sitting space overlooking bushland. There is also a yard at the back. Description and photos of property are accurate. Would definitely stay here again! Thanks for hosting our group, Terry.

Netflix was not working thought it was pointed out in the description as a feature. When I asked about it, I was told to use my own account.
The pictures made the place look bigger.

Oops it sounds like ā seabreeze ā was not for you. I understand the deck overlooking kangaroos, in a bush setting with birds singing in the morning before a stroll on one of the 3 pristine beaches only steps away is not for everyone.
Netflix is important and yes it should work. Unfortunately they have changed their terms and we can no longer share use in more than one house so it will mean you will have to connect your own device to the smart TV, a simple process. The advantage of this is you can use any streaming service you are a member of.
The photos of the house are in the main taken with my iPhone. They are what they are. Iām sorry if 4 bedrooms, 2 large living areas and a huge deck were not large enough for your group of 3.
I hope you enjoyed the late checkin and check out that was requested. Maybe a hotel room in the city with a large screen might be a better idea next time.

Lovely house with lots of little additional touches particularly with all the cutlery, crockery and extras in the kitchen. Loved the wood burning fire place, kept the whole upstairs beautifully warm which was appreciated given the extremely cold weather we had. Would highly recommend.
