1. Pet Policy: We love your furry friends! A fee of $150 per dog must be paid BEFORE the guest arrival date. There is a max of 2 dogs on the property and a max weight of 50 lbs. per dog. Sorry, but no cats or exotic animals are allowed in the home. If evidence of an unapproved (or unpaid for) pet is located on the property, there will be a $500 non-refundable fine. Please clean up after your pet in the yard (bring your own doggy waste bags) and in the home. Additionally, any pet brought to the property must not be left unattended in the home. If they are left at the property alone, they will need to be kept in a pet crate.
2. No Smoking: If any signs of smoking are documented, the renter agrees to pay a $200.00 / per day.
3. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time.

Wonderful and spacious. Loved sitting by the fire, watching the stars, getting in the hot tub. We were three friends on a fishing trip but would definitely come back with our whole family. Very well maintained property.
The property was in a great location. Not too far from State College. The place had bugs in the window upstairs in the bedroom with the crib and friends told me there were bugs in their rooms. Aside from the bugs we enjoyed the place and would recommend staying here to others

We were very pleased with this home. It was delightful! The rooms were spacious and we loved the very clean hot tub. The fire pit has a grill rack which was just enough to prepare our grilled foods. We enjoyed the Penn Caves, some horseback riding, and also The Creamery at State College.
Overall, we enjoyed our stay. The location is very quiet and peaceful. Upon checking in, the hot tub (which was a feature we really enjoy) water was a bit cloudy and water level was low. The staff did respond quickly on a rainy night, and found that the filter had not been changed in quite some time. We attempted to broil some steaks in the oven and discovered the oven or broiler would not function, but the stove top did. Even though Wi-Fi had been removed from the listing, we saw it in other reviews so thought it would be there. We had no Wi-Fi for the whole duration of our stay, but fortunately had a 2-bars cell phone signal. Given those difficulties, we did enjoy our stay.

So sorry for the issues you experienced. The wifi is now working normally and we are seeking to improve the cleaning with the hot tub.
We rated this property a 5/5 due to its location, outdoor amenities, and comfort.
The view is amazing. The cabin is setback from the road and borders a farm where cows and mules were out to graze throughout our stay. The firepit accommodates a large group and there is plenty of wood available on site. The backyard is big and was great for the kids to play soccer and set up a tent. A neighborhood dog visited each morning and we went wild for it.
Inside the cabin is cozy, updated, and intentional. There is a lovely play area for the kids, the kitchen is stocked, and there was plenty of toiletrees on-site i.e. laundry detergent, shampoo, conditioner, etc. Also the cabin was free of a musty scent which was a welcome surprise.
The hot tub was not working which was a disappoint for the adults (and a reason why we chose this location), but the property group acknowledged the loss and worked with us to compensate.
Overall we had a great stay and would enjoy returning - especially if the hot tub is up and running!
Prop mgmt responded quickly to all inquiries. House is ~200 yds from the main road, so road noise was minimal. We enjoyed the beautiful view overlooking the valley and main road from the back porch at sunrise/sunset. We appreciated the beds’ memory foam mattresses and abundant toiletries/kitchen accessories (e.g. toilet paper, aluminum foil, soap). The loft play area for the kids included a teepee, books, hammock chair, and craft materials (e.g. paper, crayons, markers). House was neat and clean upon arrival.
Things to be aware of:
-Bed-/bathroom “light filtering shades” are partly transparent, sheer curtains
-House was warmer upstairs than downstairs, even when the heat was set low (e.g. 64 F). We did not test A/C.
-Tablets are Amazon Fire tablets.
-Wifi connection was sometimes spotty (host is working on fixing this).
-Dryer didn’t work properly on the timed cycle, but it worked on other settings.
-The water heats up quickly and gets very hot.
-Guests in king bedroom can easily hear noises coming from most of the rest of the house due to how the king bedroom wall was designed with a small gap between the top of the wall and the ceiling nearest the main living room.
-The trashcan outside the house we were instructed to place garbage bags into only held 2-3 bags and had no lid to keep out animals, which was a bit concerning (host is aware).
Tips:
Burkholder’s (groceries/gas) is ~8-10 min away.
Mammy’s Donut Shop has amazing, fresh donuts!

We are a hands-on short term rental management company and mostly handle Airbnb listings and the logistical work that goes into managing these properties. Showcasing these properties to look their best and bring in higher returns for investors is just a small part of what I do. Currently managing properties in 13 different states.
