The upper level

The front door opens into a large living room — deep couches, a table seating six, cable TV, and a wood-burning stove beside it. Big windows frame the mountain and meadow views.

A sliding glass door leads to the 55-foot deck: outdoor tables, seating, and a large gas BBQ.

The recently remodeled kitchen and open dining area are on this level, with indoor dining for 14.

Kitchen: granite countertops, stainless steel appliances, double oven, microwave, dishwasher, coffee maker, blender, toaster, instant hot-water dispenser, and a full set of pots, pans, dishes, glassware, mugs and silverware.

The lower level

Stairs from the kitchen lead down to the billiards room and its full-size pool table, with a full bathroom and shower nearby.

Down the hall, the great room has cable TV, a wet bar with bar seating, a shuffleboard table, a fireplace and comfortable seating. The adjoining sunroom holds a foosball table, a ping-pong table and more meadow views. A sliding glass door opens to the backyard and meadow.

Air conditioning

Air conditioning is available on the upper level only. The lower level does not have air conditioning and is generally cooler because it is below street level. During warmer weather, temperatures on the two levels may vary.


Important County and House Rules

Guests are responsible for following all county regulations and house rules. Violations may result in citations issued directly to the guest and potentially to the property owner.

1. Parking

All vehicles must be parked in the garage or driveway. Street parking is not permitted at any time.

The property accommodates up to six vehicles during non-winter months: two vehicles in the garage and up to four medium-sized vehicles in the driveway.

During winter, parking is limited to five vehicles because snow accumulation reduces the available driveway space. Oversized vehicles may further reduce capacity. Vehicles must not block neighboring properties, roadways or snow-removal access.


2. Noise and quiet hours

Please respect our neighbors and keep noise at a reasonable level throughout your stay.

Quiet hours are strictly observed from 10:00 p.m. to 8:00 a.m. During these hours:

No loud music or outdoor amplified sound
No shouting or disruptive outdoor activity
Outdoor conversations must be kept at a low volume

Guests must not create unreasonable noise or disturbances, engage in disorderly conduct, or violate applicable El Dorado County or California laws.

3. Garbage and bear safety

All garbage, food waste and recyclables must be placed inside the property’s locked bear boxes.

Never leave food, garbage, coolers or other scented items:

Outside the bear boxes
On the deck or elsewhere outdoors
Inside vehicles

Please keep the bear boxes securely closed and locked at all times. These precautions protect our guests, neighbors and local wildlife.

Rental agreement and access instructions

A separate rental agreement is required for this property. By booking, you acknowledge that the agreement must be reviewed, signed and returned before check-in.

After the reservation is confirmed, the agreement and property check-in information will be sent electronically.

Exterior security cameras

For the safety and security of the property, two exterior cameras are present:

One camera monitors the driveway and parking area.
One camera monitors the exterior entrance walkway.

The cameras are located outdoors and do not monitor any interior spaces. They may record video during the reservation.
