A warm welcome greets guests as soon as you enter Holly Cottage. The well-equipped contemporary kitchen boasts modern appliances and enjoys ample natural light from the sash window. Light and bright, the kitchen leads through to a wonderfully inviting sitting/ dining room. The dining table seats four guests, and when you're ready to retire to watch some television, a cosy wood burning stove adds extra warmth and ambient light on chillier evenings. From here, french doors open out to the garden allowing fresh air to drift in on summer days. Upstairs, four guests are accommodated in two comfortable bedrooms; a master bedroom with double bed, and a twin room that overlooks . These rooms are served by a family bathroom featuring bath with shower over. Outside, the fully enclosed garden is a safe place for supervised children and the dog to roam. For al fresco dining there is a barbecue and outdoor furniture.
Holly Cottage forms part of a three house terrace comprising of two other properties, Holly Lodge which sleeps up to six and Holly House which sleeps up to ten. These properties can be booked together for large family gatherings or parties. All three are completely self-contained and have individually fenced private, secure gardens. The Holly properties are ideally situated on the edge of the Buttlands, just one minute's walk from Staithe Street which bustles with independent shops, cafes and restaurants. Holly Cottage is ideally placed for a beach holiday and is a very short walk to numerous pubs and restaurants which combine to make this pretty seaside town so popular.

Beautiful
We visit wells next the sea every year. It is the first time we have stayed in holly cottage. It is a lovely comfortable and well located holiday home.
The only draw back would be the noise created by the pub next door and parking can be an issue.
But on the whole it was great.

Cold weather holiday, March
We have stayed here twice before 3 or so years ago. Great position. Getting tired, eg front door and windows.
Needs kingsize duvet on double bed, no overhang for two medium sized people.
Think I said that last time.
Bath can be slippery to stand and shower in.
Otherwise good.

Lovely cottage but there are issues with pub noise
This review is in 3 parts:
HOLLY COTTAGE - the cottage itself is lovely, I bet it had real wow factor when it was first renovated and it has at some point had a lot of money spent on it. But there are some maintenance issues that need attending to: front door needs repairing (rot), it needs repainting and the door handle fixing, a couple of the windows have some of the beading that needs replacing, the kickplate under the sink needs adjusting as it drops off every time you open the dishwasher door (watch your toes!), one of the cupboard doors has a broken hinge, the extractor in the bathroom doesn't work.
Also the cleaning needs improving, most of the basics of the cottage were fine although the bottom of both loos weren't clean, the internal windows need cleaning, the patio door in particular was really mucky, the oven and all of the pans/grills in the oven and in the cupboard need cleaning properly, they are full of grease and haven't been cleaned in a long time.
All of the above issues are easily fixed and this alone wouldn't have necessarily put us off going back. I do understand that doing bigger cleaning jobs is difficult in high season but I don't believe that these jobs couldn't have been done given the cottage must have had lots of empty weeks up until now.
CAR PARKING - the cottage has no dedicated parking space. We were lucky as we managed to find somewhere near the cottage every time we went out although we did have to drive round a few times waiting for someone to go. Also the weather was warm and dry so less of an issue. But I wouldn't like to be at the cottage in high season with a car load of kids and a dog and it raining, I just don't think it would be possible to park near the cottage when it's busy given there are 3 pubs nearby. The main issue is that we couldn't see where you could park long stay - the nearest pay and display car park was maximum 2 hours.
EDINBURGH INN - whilst there are 2 pubs very close to the cottage, the issue we had was with the Edinburgh Inn. The pub and it's 'beer garden' rang alonside the cottage and its garden. If you go to bed after midnight every night you could probably tolerate the noise, however if you want to go to bed any earlier, no chance! The main bedroom looks down on the beer garden (to the left) and it was impossible to sleep, we moved to the front bedroom on the first night. This wouldn't be possible if there were 4 of you in the cottage. We still got disturbed in the front but if we shut all the internal doors we were able to manage.
The noise on Wednesday 23rd March was appalling, screaming, shouting and foul mouthed language. We thought at one point there was a fight and were going to phone the Police at one point.
Oddly enough the following night (our last night) it was very quiet, the beer garden was in darkness and there was nobody out there, I'm not sure if there had been a complaint.
We totally understand that having a property in the middle of the small town and near pubs (although we didn't realise how near the Edinburgh was) you would expect some noise, but this level was unacceptable.
If we hadn't been able to move to another bedroom then I strongly suspect we would have come home early and you would have formal complaint.
The holiday company need to make people aware of this issue or ideally get the problem sorted. I am not sure if the beer garden has been created because of COVID but if it stays it will never be any different. It's such a shame because this property has the potential to be a great place but unfortunately we wouldn't ever consider going back.
I have photos of all the issues that I am mentioning if you or the owners would like to see them.

Condition/location of property
General condition ok but - the oven was dirty (grease on trays and rails - some plates had food on them. Large stain on main bedroom carpet - large amount of black mould around the bath/shower.
Parking terrible - double yellow line in front of property. Noisy with the pub immediately next door. One upper front window and front door had damp/rot.

Short Break in Wells Next the Sea
Lovely cottage in a great part of Wells. Could do with an extra chair so 4 adults can sit comfortably. Tap dripped constantly in kitchen and drunken singing at midnight from the pub next door (not Globe) were the only negatives in an otherwise ideal holiday.

Holly cottage
Although the property was in a very central location we had some parking issues which we found a bit of a pain . Also just a couple of inside niggles . A mirror in the second bedroom would be nice . Another armchair in the lounge. I know these are small things but would make a lot of difference . Regards

A sweet cottage in Wells next to Sea
We thought the cottage was lovely. We like the area and Wells.Comfortable bed. The cottage was perfectly adequate and I had a lovely relaxing holiday. The garden could have been slightly tidier so we could have sat out in the back garden. There was also a certain amount of noise from the pub garden to the left of the cottage. The Globe pub wasn’t a problem. We paid a good price for the cottage so overall we were very happy.

A lovely cottage but an issue we wish we’d known about beforehand
Overall, we really enjoyed our stay at Holly Cottage. The accommodation is well equipped and had pretty much everything we needed for our stay at Wells. Shops and restaurants are literally a few steps away, as well as access to the numerous walks around the area. However, there were a couple of issues we feel we should mention for future visitors to the cottage. Firstly, was the lack of parking. To a certain extent we were aware that parking was not great as there is no specific parking area for the property. Unfortunately, it became quite tiresome trying to find somewhere that was close enough to the cottage. If you don’t plan on using your car during your stay, this won’t be a problem at all. The second issue was the biggest one for us and ended up souring our stay somewhat. We knew that there was a pub right next to the cottage but could not see a beer garden of any kind when we investigated staying there. None of the previous reviewers mentioned any issue with noise so we assumed it would be absolutely fine. We were wrong. There is a very small area outside the Edinburgh Inn that has been constructed (probably due to Covid measures) which backs onto the cottage. Due to the high walls around the pub, it creates a large soundbox which travels right up to the main bedroom of Holly Cottage. Four of the seven nights we stayed there had very boisterous drinkers shouting and swearing until close to midnight. On the the third night we actually went over to the pub to complain at the noise levels and the language being used. They said there was nothing they could do. It was impossible for us to sleep, even using ear plugs. None of the previous reviews had mentioned this at all which makes us wonder if we were simply unlucky. We are early rises, early to bed people, so this obviously didn’t work for us at all. However, if you are happy to not go to bed until after midnight, this issue will not be a problem at all for you. We just wished we had known about it beforehand. It was a bit of a shame really, as we loved being in Wells, and the cottage itself was lovely. We thought it was worth posting a review to highlight the issues we experienced.

Lovely cottage but let down by overgrown garden and minor maintenance issues.
Holly Cottage is superbly located in the centre of Wells next the Sea and handily placed for all amenities, shops, pubs, cafes etc.
It was spotlessly clean and well equipped but was let down by minor maintenance issues - toilet seat loose, kitchen cupboard door hinge broken, outside light working intermittently but perhaps most disappointing for us was the overgrown back garden.
Funnily enough this is something we have experienced with a Norfolk Hideaways cottage booking before (same thing with the maintenance issues) - so perhaps it is the norm! Seriously whilst it did not spoil our holiday it certainly did not enhance it.
We spoke to guests in the neighbouring property (Holly House) who also felt their interior could have done with a visit from a handyman and a gardener.
Noticed whilst we were there that the Norfolk Hideaways manual in the property was actually for a Holly Cottage in Heacham and not the one we were staying in Wells -- just all let down by minor details which is a pity when you pay decent money for a cottage rental.

Great cottage great location
Great location in Wells on the Buttlands, nice to be just away from the centre with a delightful square and three pubs on the doorstep. The cottage is well equipped and works very well and the tv/ broadband is new and up to date with Netflix etc.
The only downside is the shower which works off a combi boiler and the flow isn’t very good. The decoration is a bit tired in a couple of places and could do with a bit of tlc to make it perfect, but the location etc is very good and we would definitely go back

Perfect cottage but very keen cleaners.
We stayed in holly cottage in January and location was perfect with a very short walk to pubs and shops. The only downside was that the pub delivery came very early in the morning which can be a little loud.
The cottage was very clean with everything you could possibly need in it and the open plan made the place feel larger then it was. Perfect for 3 adults but I think any more would have been a squeeze as there was only a 2 seater sofa and one chair in the sitting area. The garden was also perfect for our little dog.
The only thing that wasn’t great about our stay was that even though the check out time for the property was 10 o’clock, the gardener arrived at 8 to start work on the adjoining gardens, and the housekeeper knocked on the front door at 8.45! Once we were packing the car up at 9.30 another cleaner stood outside the front door making our departure very awkward and rushed.
Apart from this a great stay and we will be back!

Excellent Location and a Charming Cottage
Had a fabulous stay and really loved Holly Cottage
However, would have liked a few more finishing touches given that it was Christmas week.
Although a tree had been put up it was poorly decorated . Could have looked really special but felt it was a half hearted attempt .
Lack of cleaning products : ie bathroom cleaner. Inadequate amount of toilet rolls.
The toaster was broken on one side. The overhead fan and light on the cooker didn’t work . Little things that can make a difference especially over the more expensive Christmas period .
However , we would definitely stay at this property again .

Well worth the visit
After recommendations from friends we decided to use holly cottage for a short break and I'm glad we did, lovely area and the cottage itself provides you with everything you need to enjoy your stay, the log burner is a great feature and makes it so homely. The only downside is the bustle for parking spaces.

Comfortable Cottage in a great location.
Compact, well-planned cottage. Comfortable sofa, uncomfortable armchair. The duvets seem to be Winter-weight even in July and the house is so well-insulated that we find it rather too warm for comfort at times. A sheet under the duvets would probably solve this problem so that the sleeper could push the duvet back and sleep under the sheet Having said all that, we have booked our third visit so clearly, we like it.
A little expensive compared to some other cottages but we stay there as a couple. Probably not so bad for a family of four. Dog-friendly with a very pleasant and secluded garden with table and chairs and a small barbecue. Pub next door. Bonus for some but can sometimes be a bit noisy if you like a bit of peace and quiet.

A lovely house and very comfortable.
Holly Cottage was very comfortable and excellent in terms of accessing shops, eateries etc. It was slightly noisy at night as people at the pubs were enjoying sitting outside, but that was perfectly understandable and by eleven, the pubs seemed to close.

The perfect spot for a wells holiday only two things with the accommodation the rubbish and bins situation is very confusing I looked for the black bin no where to be seen.
The other thing was the toilet brushes absolutely disgusting filthy and rusting,lets be honest a cheap enough item to replace.
Parking was the only other thing once parked you are unlikely to move the car because you would probably not get reparked
Perhaps a dropped curb and conversion of the front gardens would help.
Still a great location a short stroll through to the shops and down to the harbour we are already missing it.

Disappointed
Used this cottage before, was very satisfied.
This time premises not very clean. Crumbs over floor, mugs tea stained, frying pan still had burnt food in it, both toilets dirty with”deposits” on the back of the pan.
Not sure that bed linen was fresh. Phone Norfolk Hidaway from whom we rented from they promised to send house keeper to change bed linen and towels, never happened. No return call from agent, very disappointed.

wells and my stay
I have been to wells a few times now, And i have found same of the older cottages are far more interesting than newer builds and the welcome packs more generous. This one lacked a few basic items like a salt and pepper pot,
the double bed was only a three quarter bed which had a slop to it and did get nolse from the court yard .
