Step into the past on Tuckernuck Island—with no paved roads, stores or any other signs of commerce or civilization, this is an incredible place to enjoy morning coffee, afternoon swims, walks along grassy paths and dinners under the beautiful starscape. Take time to relax, unwind and find peace and harmony on this windswept, private island right next to Nantucket. Spend a few days here swimming on the sheltered private beaches, or body surfing in the waves on the South Shore. Guests can try their skill fishing for striped bass or bluefish, or perhaps making clam chowder from quahogs dug in nearby coastal ponds. Enjoy long walks on dirt paths, bird-watching for rare and endangered species, spectacular sunrises and sunsets over the water, star gazing in skies unencumbered by light pollution, reading, playing board games—whatever old-fashioned relaxation means to you.

Over the Hill is a one-room cabin built in 1999 situated on a bluff overlooking Nantucket Sound that is perfect for a couple or young family. With newly installed solar panels, it is completely off the grid, generating electricity to run the water pump, refrigerator and solar lights. Our house has a fully-equipped kitchen, and the stove/oven and hot water heater run on propane gas. Downstairs there are two twin beds with a ladder to the loft that could accommodate two children. There is an indoor toilet and outdoor shower. A picnic bench with views of the ocean provides scenic al fresco dining. And our private beach is just steps away.

Guests will need to bring all food, paper goods, bedding, cleaning products and everything needed to eat, drink, sleep, bathe and be comfortable during your stay. Similar to camping, guests are expected to carry-in and carry-out all that is needed and to leave as little ecological footprint as possible. Guests will need to leave the cabin as they found it and to bring recyclables and garbage off the island with you. In order to get to the island, arrangements can be made for our caretaker to bring you over in his boat and familiarize you with the systems in the house.

There is decent cell phone reception given the proximity to Nantucket. No smoking or pets, please.

Rare Beauty
This is such a rare experience. A stunning, quiet, pristine and undeveloped island. We want to come back and wished we could have stayed longer. John, the caretaker, was incredible. He was responsive, caring and had a wealth of fascinating history to speak of.

Over The Hill but still full of vim and vigor!
Charming, authentic "old school" cape experience, private yet not "isolated" and austere without being difficult. The "Over The Hill" Cottage is everything it is described to be but much much more that is not included. Fishing opportunities abound in an environment that is completely flourishing and teeming with sea life. Everything in the cottage although austere works perfectly well and is reliable. The caretaker is only a text away and is friendly and full of historical unique information about the island, its inhabitants and the community. (Thanks for everything John!) Sunsets from this location are another amenity worth listing as an advertisement and so is star gazing - both in a class of their own. We will certainly be back.

Our location provides a rare opportunity to step back in time and experience a coastal island in its pure, original beauty. Tuckernuck Island is west of Nantucket and east of Muskeget. The island measures about 900 acres and the highest point on the island is about 50 feet. There are no paved road or public utilities.

What makes this property unique

Tuckernuck Island is visually gorgeous with so many different places to see, paint and experience. It also allows for a kind of old fashioned roaming on foot that isn't found much anymore in modern society.
