“WOW” LUXURY 6 BED spacious Villa in secure gated community

This luxury 6 bed 5 bath villa is set in The Abbey at West Haven, Davenport, Champions Gate. Free Wifi internet With fully fitted games room including a full size pool table; air Hockey and Table Football. The Villa is over 3000 sq feet ideal for large families and has so many bathrooms that no time is wasted waiting for a free one in the morning which means more time at the parks, Shopping or just lazing around the Pool. There is a very large pool deck area with a 28 ft pool and a 7 ft marble overflow Jacuzzi. For the safety of children all doors leading to the Pool area are alarmed. Disney is just 10 minutes away, fine restaurants and shops only 2 minutes away. There are two master suites, one double en-suite, one double and two twin room of which one is Disney themed. The Abbey is a small community of just 58 Villas set in a tranquil private gated development with its own lake. This is the perfect retreat after a long day at the parks.

A great space to spend time with family.

The pool and outdoor patio space is great for a large group to hang out. The pool table in the garage kept the the kids busy. The club house has a great gym. We had 8 people staying there, it never felt crowded and all were comfortable and happy.

Enjoyed the stay thoroughly. Nigel is easy to deal with and VERY responsive. The house is large, the pool / jacuzzi are heated and there is WiFi. We were looking for a comfortable house and warm weather and this house is a really good match for that. Price is very reasonable give the size / comfort. Appliance worked well, are a bit dated. Would stay here again and recommend to friends.

We stayed at this property for my daughters sweet 16 and it was perfect!! Clean, roomy, super accommodating. Nigel was awesome at communicating with us the whole time and went out of his way to see to it that we were happy and taken care of. Would definitely recommend!!

The Perfect Vacation Home for Large Family

My husband and I stayed in this home for 10 days in late May/ early June w/ our two adult children, their spouses and our two grandsons. The home and location were perfect for us. It was an easy drive to Disney & Sea World. There was a lot of traffic getting on the interstate in the mornings requiring us to sit thru lights a few times, but that's summertime traffic in Orlando. The open floor plan of kitchen w/ breakfast bar, dining room w/ table/chairs for eight, and family room with large sectional worked wonderfully for our family time eating, prepping for outings, or just hanging out. The dining, family, & 1st floor Master have sliding doors onto the large, covered poolside patio making it a wonderful indoor/outdoor living space. There were enough dishes, utensils, appliances, etc. to meet our needs. Having 6 bedrooms also gave us plenty of space to spread out and have privacy or quiet time away from the rest of the family. The boys each had their own room and liked having sleepovers w/ea other. The 6th BR came in handy for me to use when my husband's allergy flare turned out to be COVID and he isolated in the Master. My family loved the pool and patio. Nigel, the property owner, was very nice and very responsive to emails. The local property management company, however, was NOT so responsive. The shower drain in the 2nd floor master was so slow it was not draining enough for my daughter and her husband to use it (or it would have flooded the bathroom). I called the property mgt co. at 8:12pm on a Tues and left a voicemail asking them to please send someone to fix it on Wed. They called me back at Noon while I was on a Disney ride and merely left a message to call them, no info about a plan or timing to address the problem. I called back within 15 minutes, waited on hold and was forced to leave another voicemail. I received no response. On Thursday, I emailed Nigel. He emailed them and they did respond to him and apparently lied about needing my permission to enter the property which I had given twice in my voicemails. Nigel said the shower problem could usually be cleared with Drano. (In my opinion a property manager worth a grain of salt would do routine maintenance to deal with a recurrent problem rather than waiting for guests to deal with it.) They finally tended to the drain on Thurs before I bought Drano. Even so, we would definitely stay here again! BTW:Nigel said he'd keep house empty a few days & extra cleaning because of the COVID.

Property was the size we needed. The kids were able to enjoy the pool when they were not at Disney. Communication with the owner was good as I let him know of some things he needed to address. We have stayed in that area before so we knew what to expect. We have no complaints and enjoyed staying there.

Superb property in ideal location

Superb six bedroom property with lovely pool having the benefit of getting in the shade when you need to. The property makes you feel very much at home with a family atmosphere and place to relax making it the perfect family holiday. The location is also a great place to be with the Disney parks very near as well as shopping malls and great restaurants, we Have been comimnig to florida for the last 25 years and find it great to also get to further destinations should you wish, we will definitely return here 5 stars thank you very much.

Great villa in a great location

We visited Florida as two families of four and spent two weeks in the villa. The villa was lovely and spacious and felt like a home from home. The outdoor pool area was fantastic and again very spacious. Plenty of seating both inside and out. Villa was well equipped with everything we needed and more. Children aged 5, 8, 15 and 17 all had plenty to do to keep them occupied. They especially liked the games room and the pool area. The location was ideal for Disney (about 20mins in good traffic) and universal (about 35mins). Champions gate just around the corner with a Publix Supermarket and plenty of fast food outlets and nice restaurants. Would definitely recommend this villa and hopefully will be back again in the future. Nigel was great at communicating and answered all our questions promptly. Thank you for a great stay.

Beautiful holiday villa in Florida

A beautiful holiday villa which is perfectly located near to all amenities and all Disney park locations. We met our friends there so there were nine of us and still we had so much room. The villa has lovely comfortable beds and plenty of bathrooms. The lounge area was perfect for us all to relax together and the pool is lovely to relax in. We all loved this villa and recommend it to you all!

Spacious house for our family reunion trip to Orlando

Great heated pool, spacious bedrooms and plenty of bathrooms. Spacious main living area also. Secure gated community. Some of the furniture and fittings had minor damage and a bit worn - we will let the owner know about as they might not be aware of the items. Quite far from Orlando, but close to Disney. Also part way to Legoland which we were visiting some of the days and close to Tampa freeway for travel to Busch Gardens which we spent two days at. Car essential and supermarkets about 1.5 miles away at Championsgate.

My overall impression of the property was good the pool area was fantastic and spacious but overall the house is in need of decorations the stairs were very grubby and badly needed cleaning and the seats on dining room chairs were too dirty to sit on and there was quite a lot of dust especially on air con vent.Despite this we still had a great time there

Perfect and catered for us all easily

Visiting the usual Orlando haunts of Disney, Universal and NASA and this Villa topped the holiday. Only 10 mins away from Disney and 2 mins away from supermarkets and restaurants. Its on a very quiet estate with security gates to pass through making you feel very safe not that florida's a rough place to visit. The house is large and spacious and well furnished and very clean. It is home from home and very comfortable. All of my family loved it and it was lovely to soak in the pool after a hard day walking around the theme parks, even ice is on tap from the huge fridge. I suppose i could go on and on about the great things about this house and bore you all to death all i can say is you will not be disappointed. I cannot think of a negative thing about the house either, except we only had 2 weeks there and i want to go back. Dealing with the owner has been a pleasure too with endless offers of help to ensure we visit the best places on holiday. We are one very happy family.

Some good, some not so good....

For the money, there was a lot of space and it was nice to be able to spread out. The back yard is private as the neighbors behind are not right on top of you. You have neighbors on either side but there is privacy landscaping. The back is screened in too (no bugs!). Nigel answered all of our questions and requests prior to arrival in a timely manner. He also returned our deposit quickly which was appreciated. The home is a little worn and there is a little home maintenance needed. For the price of the rental, though, it really wasn't an issue. Our only issue was the maintenance company was not very responsive or helpful. We had an issue with the hot tub heat and they did not respond for days. I understand there wasn't much Nigel could do about that but it did affect our experience. Overall it's worth renting. Hopefully you won't need to reach out to the management company.

As with everything it's down to, location, location, location, We choose this location after many years looking, having purchased this off plan back in 2003 we have never looked back, nothing makes us happier hearing that guest enjoy our villa, location and all the amenities close to hand, just as we have been fortunate to do over the years.

What makes this property unique

We are so fortunate to have some unique benefits that really made it easy for us to choose this location and style of Villa, and almost 20years on we feel so lucky about the big decision we made back then.
Being in a small gated community it instantly makes you feel safe when you enter the gates, especially when our children where young, letting them run freely around was of no concern to us, also having the benefit of 2 master rooms one on the ground floor and one on the upper floor was also a great bonus, not of mention plenty of bathrooms, but by far and the best unique benefit for us is the amount of outdoor space we have, we spend most of our time outside, starting with breakfast, and ending with Dinner, so having plenty of undercover space was a priority for us, and it has also proved very popular with our guests over the years, not just for when you want a bit of respite from the sun, but even during the heaviest storms, nothing stops you still sitting outdoors, in fact we really enjoy it, this villa really does offer outdoor living all year round.
