Sliding glass doors open to the front patio, allowing for seamless indoor-outdoor living. The adjacent dining area includes a table with seating for six.

OUTDOOR LIVING: The front patio features a dining table for six, a market umbrella, a propane gas BBQ grill, and ocean views—perfect for enjoying meals and coastal breezes.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared coin-operated laundry facilities located in the laundry room along the side walkway. Guests must provide their own laundry supplies and quarters.
Parking: One designated parking space in a shared carport, suitable for compact to mid-size vehicles only (77" H x 95.5" W). Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

GREAT location! Lovely large porch to have barbecue's and enjoy the outdoors . The kitchen was great with all the things we needed. We will go back on our next trip to Newport !

Great location. Close to sand and walking distance to stores and restaurants. Did not need to get in our car once during our stay. We had a great time. Only bummers were construction that began at 7am each day across the street and the power went out on our last full day for more than 3 hours. The power outage effected the whole street and was a Edison issue — not a house issue. I called the property company and they were able to inform us of this and provide an ETA of when power would be restored. It was restored before the ETA, so that what great.

Although the duplex is nothing fancy, it has everything you need. It is a great location with easy access to the beach, boardwalk, restaurants, and activities.

A great location to stay at not for just the property but the vicinity. Property is steps from the sand with a partial view from the patio. You are close enough to the Newport pier and restaurants but far enough that you can take a nice walk along the boardwalk. House was well equipped with all the essentials such as pots, pans, appliances. Check in is off side but very close and Beachview Rental staff is very professional and nice. Would definitely stay again.

This is my families second stay at this location and it is just as advertised. The property though not new was very practical and served it’s purpose well. The location was steps to the sand and it was the perfect distance from the Newport Pier in that it wasn’t too close to be interrupted by foot traffic but it was far enough for the perfect walk and bike ride. The patio area is perfect for a barbecue and drink with a view. Looking forward to booking again.
The home was very nice and as advertised. We’ve been coming to Newport Beach for years as our yearly beach trip, but I’ve noticed the beach itself has become more of a pet area than in the past. What used to be dogs just walked on the boardwalk has shifted to people bringing them onto the sand to do their business—which isn’t where I want to lay my towel and relax.It was also disappointing that after negotiating an 11:00 a.m. checkout, the cleaning crew knocked on the door at 10:00.Overall, it was a good trip, but we may consider other options before booking again next year.

While leashed dogs are allowed on the beach, the City of Newport's rule is 'The person controlling the dog must have in their possession an implement, device or bag to immediately remove any feces deposited by the animal.' We empathize that you don't want to lay your towel where dogs are doing their business. We're genuinely sorry that the cleaning crew showed up at 10am and this appears to be a failure on our part. We appreciate your continued loyalty in booking us and hope that on your next visit to Newport Beach we can provide you with an exceptional experience. This place was unlivable. We stayed 1 night and had to leave the next morning.
Beach View would not do anything to help us recover our money. Mold in both bathrooms. Mold on door hinges. Slashing on the couch. Bathroom door splitting at the bottom. Look’s like flood damage. If you ask Beach View has pictures.

Your allegations of mold are false, and the condition of the home is a bit dramatic. The home is a budget-friendly accommodation, and looks as it is depicted in the photos. Price often reflects quality, and this unit is priced in line with the simple features of the home. If you are looking for an updated/remodeled accommodation, then we could offer recommendations at a higher price point, which is what we believe this situation was all about. All issues you brought to our attention were addressed and responded to same day.

Great Location, Good Management but Bugs!
Communication with the property manager was great. The location fantastic. The property is dated but comfortable with plenty of towels etc. The problem is bugs. We called when we first arrived about the small bugs throughout the kitchen which they dealt with away. We soon realized that there were little roaches through out the house. We were traveling with a child under 2 so did not want more chemicals to treat the problem. As a result we were unable to cook in the kitchen. If they could get rid of the bugs. I would stay at another of this companies property but would ask more questions.

The location was the best!! 3 Houses from the boardwalk, close enough to be at the beach at a moments notice, but far enough away from all the foot traffic. As stated in other reviews, yes, the furniture was dated, but nothing broken down or unusable. However, the cleaning left a lot to be desired! The carpets were disgusting and I did not walk around barefoot inside. And then all of the fans were so caked with dirt and dust I almost didn't want to turn them on. Then, my husband had to get a metal round washer (from another maintenance company) to fix a half-a$$ed repair made to the sliding glass door that got caught on all of our shirts (ruining 2 of mine) The fridge, although it is newer, we could not use the ice nor the water from it because the filter change notification light was on, and the smell in the freezer was not nice. However, would all of this stop me from staying there again?? NO! I would definitely go back to this unit again!! The location is just too good to pass up!

The property was perfect for us. Just like other reviews stated the carpet is need of some TLC. But everything else was perfect. The house was spacious. Close walk to grocery store and other places to eat. 100 feet or less to the beach. We will be staying here again.

This property is in a great location, just steps from the beach in beautiful Newport. However when you walk in this property it’s like you stepped back into time and found yourself in the 1990’s. The flooring is filthy rust orange carpet and nasty dated linoleum. The lights are dim old lamps, and there is only one ceiling fan. There were stand fans in the room which we appreciated but those were old as well. The towels haven’t been replaced in years and were old and crusty. The countertops were old and damaged. I just feel like this unit is in need of some updating. I gave four stars just for location alone—and would stay again in a heartbeat if the owners would just put a little effort into renovating and updating a few things!

Thank you very much for your very review. We too agree that this unit is ready for some updating. We are currently in talks with the property owner to determine scope, to eventually secure bids. Due to limited vacancies at the unit, we are hoping to have work scheduled in Winter of 2021-2022. Until that time, we have priced the unit as a budget/economical property. For people considering renting this unit, this is a fair review of the unit, and good info to keep in mind. If price is a major factor in the decision, this is your unit. You will not find a cleaner, functioning unit for the price. But if updates are important, there may be better units in the area but for a higher price.
The carpet definitely needs to be replaced with tile or vinyl, there is a mild musty smell from the carpets. Could use new sofa's, the furniture there is very saggy, rather a challenge for older bodies to get up. Kitchen is nicely stocked with basics. Great proximity to the boardwalk.

This is our 4th trip to the balboa peninsula so we know the area well. There was limited selection at the time we booked our stay but we settled on this place for its proximity to the beach. The photos looked good, nothing great but looked relatively updated (appliances - fridge was actually nice and good TVs) however, nothing prepared us for how disgusting the carpeting was. Dirty old and gross. The place was dark and depressing. We called Beachview about some gross pans and thankfully they sent a couple new ones over. Also a hassle to pick up and drop off key. Our last rental had key pad entry which was great and complimentary laundry. We won’t ever stay at this place again nor would we recommend it.
Great location to the beach and shopping at the pier. Just off the boardwalk but close to the water
Enjoyed our stay. The kitchen was decently stocked with cooking equipment. Beds were comfortable, plenty of towels provided. This was a comfortable place for our family of multiple ages for a beach vacation.
